Westland Enterprises has several properties that are either under development, ready for leasing, or in the tenant improvement phase in Las Vegas.
Westland Plaza is a three-story office and medical facility, located on East Flamingo, and is a premium property. It is currently undergoing a courtyard and lobby renovation and will provide our tenants with class "A" amenities. A new parking garage is in the design phase and is expected to be completed in 2006. With the existing parking, the total parking ratio will be at least four parking spaces per thousand square feet of building area. Located across the street from Desert Springs Hospital, the Plaza provides an important convenience for the medical professionals and their clients.
Westland Center is a forty-acre development of retail-office-warehouse use at Craig & Pecos in North Las Vegas. Located along Interstate 15, all of the buildings have great exposure to all traveling the freeway. Four concrete tilt-up flex buildings that total over 78,200 square feet have just been completed. One is already built out for immediately occupancy of varying sizes. The other three are available for tenants requiring 1,180 square feet to 5,200 square feet, or build-to-suit. Planning is almost complete for at least 10 more buildings totaling over 450,000 square feet over the remaining site area. There are also four pads that front on Pecos Road that have been set aside exclusively for retail. When complete, Westland Center will be one of the most vibrant retail-office-warehouse centers in North Las Vegas.
Preplanning is underway for two sites along Alexander Road consisting of approximately 7 acres each. These buildings will also be flex office-warehouse with possible build-to-suit opportunities.
Another project that we own is a former "Payless Cashways" retail type building at Craig Road and the '95' freeway. This project consists of approximately 10 acres with a 77,300 square foot retail building on it and is leased long term to Bison Building Materials. The site provides generous parking and great visibility to this project since it is along a major freeway.
